DO's

Maintenance

Regularly inspect and maintain your septic system. Routine maintenance can lengthen the life of your septic system. Contract a licensed Maintenance Provider to inspect and monitor your system with the frequency that your septic system needs:

Pumping

Pump your septic tank as needed. How often you pump depends on the amount of water use in your household or business. As a rule of thumb, the more people who use your septic system, the greater your water flow. This means your septic tank will fill up faster and will require more frequent pumping.

Secure Lids

Keep your septic tank lids closed and secured. A lid that is open or not screwed shut is a safety hazard! People can fall into tanks that are not secured. Make sure tank access lids are not cracked or deteriorated to prevent a safety hazard from happening.

Be Water Wise

Using less water may increase the life of your septic system. Using too much water is a frequent factor in failed systems. Learn more easy-to-do tips for saving water in different parts of your house on the Washington Sea Grant Program's website.

Divert

Direct water from land and roof drains away from the drainfield This additional water may prevent the drainfield from working properly.

Accessibility

Have "risers" installed to make septic tank pumping and monitoring visits easier, cheaper, and less time-consuming. A "riser" also makes pumping and monitoring cause less mess and disruption in your yard.

DON'TS

Garbage Disposal

Garbage disposals add solids and grease that can build-up quickly and clog your drainfield. If you absolutely must use one, limit your use as much as possible.

Flushing

Do not flush cleaning wipes, baby wipes, facial tissue, personal care products, or paper towels. Even wipes that are labeled flushable or septic safe belong in the trash can. Download these flyers to learn more:

Chemicals

Chemicals and some medications, such as antibiotics, can destroy bacteria in your system that are necessary to break down solids. ​Never use drain cleaners, and use household cleaning products in moderation. IT IS RECOMMENDED TO AVOID ANTIBACTERIAL SOAP PRODUCTS

Drive

DO NOT drive across, park or allow livestock to graze over the septic tanks, lines or drain field. The tanks and lines could collapse, and the drain field’s soil could become compacted, shortening its life and causing the need for expensive repairs.

Construct

DO NOT construct anything over the drain field (disposal) area – including driveways, storage buildings, play sets, pools, or gardens. If you ar unsure on where the lines are, request an "As Built" drawing from your local permitting authority

Additives

These products may be harmful by adding extra solids to the system that can clog your drainfield.

Why are Inspections and Maintenance Important

It’s not just to keep the County off your back. Regular upkeep of you system benefits everyone.

What happens during an inspection?

The Maintenance Provider or Technician will inspect your system components:

  1. Control Panel
  2. Aeration and pump tanks
  3. Treatment component (if applicable)
  4. Distribution system
  5. Drain field and the reserve areas

You receive a report of the operational status of your system. Where required, the same report if filed with the local permitting authority. Adjustments and smaller issues can be resolved during the inspection. If a larger fix is needed, the Technician will work with you to identify the best solution.

  • Saves money - During an inspection, a maintainer can find small problems with your septic system that are easy and cheap to fix. By fixing these problems, larger problems, like a premature failure, can be avoided. This is a cost-effective way to protect the longevity of your septic system, compared to the cost of repairing or replacing a failing system, which can be very expensive.
  • Reduces the risk of failure - Early identification of smaller problems can prevent large-scale system failures. A failing septic system may result in a sewage back-up inside your home, or expose your family, pets, and nearby waters to leaked raw sewage containing harmful pathogens, leaving families and neighbors at risk.
  • Identifies need for pumping - Rather than regularly scheduled septic tank pumping, have your tank inspected and only pumped when needed. Different size septic tanks, the use of a garbage disposal, and other factors may increase or decrease how often your tank needs pumping. An inspection costs less than pumping the septic tanks, so if you only have the tank pumped when it needs to be pumped, you can save money.
  • Prevents pollution and illnesses - Keeping your system in good operating condition prevents sewage from entering drinking water sources, creeks, rivers, and bays used for recreation and shellfish harvest.

Why is my alarm going off?

Different Types of Alarms and Causes

  • High Water - Submersible pump clogged, failed or electrical issue
  • Compressor - Failure, broke air line or loose connection
  • Sludge - Excessive amount of sludge accumulation in system
What Should I do when the system alarms?
  • Conserve water usage until cause of alarm can be determined
  • Remove cap from plumbing clean out to help prevent sewage back up
  • Call your septic provider to assess cause of alarm and determine if service call is needed
  • Mute alarm, most systems have mute button or toggle switch on exterior of control panel

Why are my sprinklers in there current location?
  • Design Engineers place sprinklers in locations to meet state requirements
  • Sprinklers are located so septic effluent is only distributed onto homeowners property
What are offset requirements for spray heads?
  • Systems without timers must allow a 20 ft buffer from septic spray to property boundaries
  • Systems with timers must allow a 10 ft buffer from septic spray to property boundaries
  • Swimming pools must have a 25 ft buffer from septic spray
Can my heads be moved from there current location?
  • Yes, as long as there is enough room to maintain proper boundary offsets
Can I move the heads myself?
  • No, only a licensed septic installer can perform an alteration to septic sprinklers
What steps must be followed in order to have my sprinklers moved?
  • Have septic designer determine if there is room to move heads to desired location
  • Acquire any required permits from permitting authority
  • Contact licensed septic installer to perform sprinkler alteration

What to do During a Power Outage

Simple ways to be water-wise during a power outage
  • Take short showers
  • Don't wash laundry
  • Don't let the faucet run while brushing teeth, shaving, or rinsing dishes
  • Don't flush the toilet each time it's used for liquid waste
On-Demand Pump System

The most common pump system, the on-demand pump begins its cycle when sewage reaches a pre-marked level in the septic tank and sewage is pumped into the drainfield. During a power outage, effluent stops being pumped into the drainfield.

The septic and pump tank will collect wastewater and release it once power is restored. Too much water pumped into the drainfield will flood the drainfield and lead to complications.

Follow these steps to avoid complications:

  • Turn the circuit to the pump 'off' while power is out.
  • Once power is restored, turn the pump 'on' for 2 minutes and 'off' for 4-6 hours. This "doses" the right amount of effluent into the drainfield over a period. The pump may automatically turn off during the first manual dosing if there was little water use during the outage.
  • Conserve water and continue the 2-minute pumping every 4-6 hours until the pump turns itself off.
If You Have a Timer

A pump system with a timer controls the number of times the pump starts and stops. It manages how much effluent goes into the drainfield in a 24-hour time period. Timers ensure the drainfield only receives as much effluent as it was designed to handle. The timer system will take care of itself once power is restored.

The as-built (scaled drawing of the septic system) may indicate if your system has a timer. It can usually be found on a wall or post near the pump tank or in the garage.

If the power has been off for a while, the timer will be behind. To allow your timer to catch up, continue to conserve water for an additional day or more.

If the high-water alarm sounds once power is restored, effluent has backed up into the reserve storage area of the pump tank. Refer to Steps 1-3 under the on-demand heading to start pumping backed-up sewage to the drainfield.

Foul Odors Causes and Remedies

What causes system to produce foul odors outside of home?
  • Aeration compressor is inoperative or not putting out enough air pressure
  • Broke air line or clogged diffuser
  • Hydraulic overloading - putting too much water into system in a 24 hour period
  • Organic overloading - result of over using garbage disposal
  • Microbial disruption by chemicals being put into system (e.g. bleach, paint thinner, etc..)
Solutions to odors outside of home?
  • Have a licensed septic technician investigate source of problem
What causes hydraulic overloading?
  • Too much laundry being done in 24 hour period.
  • Too many people using system
  • Leaking toilet or faucet
  • Water infiltration from leaking tank
Are odors inside of my home caused by my septic?

No, foul odor inside of home is a result of a plumbing issue

What causes foul odors inside of home?
  • Infrequent use of tub, shower, sink, etc.. resulting in water evaporating out of P-Trap
  • Dirty or partially clogged P-Trap
  • Venting issue (septic gases are designed to be vented out by plumbing piping)
  • Faulty seal of toilette ring
Solutions to odors inside of home?
  • Run water in any infrequently used plumbing fixtures
  • Clean P-Traps
  • Have plumber check for possible venting issues
